Transforming Chester Hill: Goldfish & Bay’s Role in Affordable Housing for a Better Future
Shaping communities for a better future through quality engineering solutions is what drives us at Goldfish & Bay. Our team is proud to have contributed hydraulic engineering services to the LAHC CHESTER HILL AFFORDABLE HOUSING PROJECT, which was completed in late 2023. This six-story development, featuring 37 one- and two-bedroom apartments, is a testament to the NSW Government’s commitment to increasing affordable housing options through the Future Directions for Social Housing initiative.
In collaboration with Genesis Plumbing, Taylor | Australia, and the NSW Land and Housing Corporation, the project was designed to offer high-quality, durable, and low-maintenance homes. With a focus on practicality and livability, the apartments meet livable and adaptable design standards, ensuring that 11% of the units can be adapted for accessibility. Each apartment’s open-plan living spaces and large windows enhance natural light, providing residents with a modern, flexible, and comfortable living environment.
Located at 48-50 Wellington Road, Chester Hill, in a R4 High-Density Residential zone, this project is a significant part of the area's transformation from low to high-density housing. The estimated value of the development is $17.47 million, and it includes a basement carpark with 18 car spaces and 23 bicycle spaces. The design also integrates noise and vibration mitigation measures due to its proximity to the railway line, ensuring residents’ comfort. The building’s setbacks and compliance with State Environmental Planning Policies (SEPP) demonstrate a careful approach to both environmental and community-focused design.
This project integrates seamlessly into the Chester Hill community and provides critical affordable housing for those who need it most. The architectural design, handled by dwp | design worldwide partnership, reflects the goal of delivering modern, adaptable homes that move beyond traditional affordable housing standards.
